All is smooth as long as you pass the initial credit investigation of FCI and submit all necessary loan documentary requirements. As a guide, all Pag-IBIG member – borrower must:
  • Have been an active member for at least 24 months;
  • Not more than 70 years old upon loan maturity;
  • Has the legal capacity to acquire and encumber real property;
  • Has no outstanding Pag-IBIG Housing Loan, either as principal or co-borrower;
  • Had no Pag-IBIG housing loan that was foreclosed, cancelled, bought back;
  • Has no outstanding Pag-IBIG multi-purpose loan in arrears at the time of loan application.
You will begin to pay your monthly amortization upon approval of your loan. You will be informed by our office and shall receive a Notice of Installment or Amortization from Pag-IBIG Fund a moth after the approval.
Here are the other fees beyond the total house and lot package:
  • Reservation Fee – an initial cash out that is needed in order to retain/reserve a house and lot under your name which is deductible from the processing fee.
  • Processing Fee – used to pay for all documentation needs, taxes, permits and other logistical support that is needed in order to transfer the house and lot to your name.
  • Homeowner Association’s Membership Fee – paid before moving-in
  • Fire Extinguisher – paid before moving-in

Section 8 of our Reservation Agreement states that should the account be cancelled for any reason, the reservation fee shall remain non-refundable and shall cover for all liquidating damages.
You have to start paying your processing fee thirty (30) days after the execution of our Reservation Agreement.
On the current Pag-IBIG Circular no. 287, the interest rate for our house and lot packages ranging from Php550,000 to Php750,000 is at 7% per annum.
For government employees, you must submit the following requirements:
Basic Requirements:
  • 1x1 ID picture with signature at the back
  • Tin card photocopy
  • Birth Certificate, photocopy
  • Marriage Contract, photocopy
  • Residence Certificate, current year, photocopy
  • Proof of Billing Address, photocopy
Government Employee and Military/PNP Requirements:
  • Latest Payslip (1mo.), certified true copy
  • Latest 24mos. Remittances
Public School Teachers:
  • Latest Payroll, duly certified true copy
  • Service record, issued current year
  • CEC – Certificate of Employment and Compensation
  • Latest 24mos. Remittances
  • ITR or BIR Form 2316 (Include on the downloadable files)
Buyer must begin submitting his loan application and all the supporting documents to FIESTA Communities Sales Office within thirty (30) calendar days reckoned from date of execution of the reservation agreement.
If the buyer fails to submit his obligation and cancels or withdraws from the Reservation Agreement for any reason whatsoever, the developer shall cancel the Agreement subject to the rules of forfeiture. The Reservation Fee is no longer refundable.
Yes, you are allowed to transfer location once for a transfer fee of Php2,000.00 or Php 5,000.00 if the previously reserved unit is already constructed.
Yes. For your convenience, the developer has been deputized by Pag-IBIG Fund to conduct MSVS and PLCQ seminars at the City Hall. Schedule of these seminars shall be announced. During the seminar, member-borrowers must bring copies of two (2) valid IDs and one (1) month latest payslip.
From batching, the units shall be completed in three (3) to six (6) months. (hyperlink Batching)
For improvements, please secure a Construction Clearance Form from the Marketing Office and follow the D.O.R before the start of any construction.
Construction Clearance Requirements:
  • Construction Clearance Application Form (Site Engineer)
  • Plans (Approved HLDC Office)
  • Bills of Materials (Approved by HLDC Office)
  • Full name of contractors and workers (Approved by the Project Engineer)
  • Official Receipt of Construction Bond (Php 3,000.00 – Refundable)
  • (Incomplete requirements will delay construction clearance)
